Our Vice President, Ken Hoffman and his team are especially regarded for their preconstruction collaboration with owners and architects. In fact, since the majority of our work is negotiated, Ken is accustomed to–and strongly prefers–participating with the owner and architect throughout the entire preconstruction period.

We begin every job by gathering information about and becoming familiar with the property. At the site, we will carefully survey the parcel and the existing building to understand the owner’s proposal as affected by the opportunities, challenges and limitations of the property. We will use this information to advise the owner’s team through the preparation of plans, budget and schedule. As requested, we will recommend construction methods and materials of appropriate cost, quality and availability for the project. Our overarching goal is a construction plan that balances cost, timing and quality, and has the greatest likelihood of proceeding to a successful outcome.

The vigorous steps we take in preconstruction phases will ensure projects begin on time and on budget. Our preconstruction team oversees the transition of the job from the office to the field; and while preconstruction is still underway, an experienced, highly skilled superintendent and project manager team will begin construction planning.

As construction nears completion, CWCB staff will collect and convey to the owner all manuals and warranties for mechanical and other systems employed during construction. The superintendent will collaborate with the architect to create and manage “punch lists” identifying outstanding items to be completed, and will then schedule the trades to complete. Project staff will remain available to the project team throughout the post-construction warranty period to respond to all construction-related issues.
